Eighth Avenue is the main commercial strip in Maylands. The Maylands Town Centre, an area located on Eighth Avenue between the Railway Line and Guildford Road and Whatley Crescent from Seventh Avenue to Ninth Avenue, is an aesthetically pleasing and cohesive streetscape with a strong identifiable character that is largely consistent in form and scale.

There are good examples of commercial premises that collectively illustrate Federation, Inter War and Post World War Two style and detail. Care has been taken to ensure that all new development does not unbalance the scale and form of the early buildings.

Global travel guide Lonely Planet nominated Maylands as one of the three coolest neighbourhoods in Australia largely based on the aesthetics and business activities of the Eighth Avenue and Whatley Crescent precinct.

The City of Bayswater 2006 Municipal Inventory listed 35 (Polish Catholic Church – former Salvation Army Citadel), 42, 46, 58, 62, 63, 65, 67, 69, 95, 101, 102, 103, 104, 105, 114, 136, 138,140 and 142 Eighth Avenue.

Eighth Avenue is associated with four of the WWI servicemen named on the Maylands War Memorial.
